  • Vacant or soon-to-be vacant

  • 20,000+ VPD

  • Excellent visibility + ample parking

  • Drive-thru(s) strongly preferred for QSR’s

  • Demographics: 50K+ population, $50K+ avg. income

  • Ideal for national or regional tenant reuse

Small Bay Industrial

  • 10,000-100,000+ SF with 1,500–12,000 SF bays

  • 12’+ clear height (14’+ preferred)

  • Grade-level or dock-high loading

  • Roll-up doors, sufficient power

  • Minimal office buildout

  • Efficient truck flow + highway proximity

  • Light repositioning OK

Large Bay Industrial

  • 50,000–300,000+ SF

  • 20,000+ SF bays

  • 24’+ clear height (32’+ ideal)

  • Dock-high (1 per 10,000 SF or better), drive-in optional

  • Trailer + auto parking required or expandable

  • Power to support logistics or light manufacturing

  • Labor supply + highway access are a must
